Un apartamento sin uso durante 50 años, situado en un edificio en esquina del barrio de Ruzafa en la ciudad de Valencia. Una distribución obsoleta y excesivamente compartimentada que privaba a la vivienda de calidad espacial y luz natural. Una oportunidad.

El espacio se desnuda, eliminando tabiques, revestimientos, falsos techos en mal estado, quedando descubierta la estructura original. En el acceso se sitúan las zonas comunes a través de las cuales se accede  al resto de estancias. El uso de la tradicional persiana alicantina delimita el ámbito público de la vivienda y además de resolver las diferentes alineaciones existentes en el espacio central, dota de flexibilidad y aporta el grado de intimidad necesario a cada espacio. 

El color blanco domina, dejando el protagonismo a la riqueza espacial y a las texturas de los diferentes materiales. El pavimento de madera recorre toda la vivienda a excepción de las zonas húmedas donde se recupera la baldosa hidráulica original.

La orientación sur-oeste de la fachada principal garantiza grandes ganancias térmicas en invierno. En verano, en cambio, se protegen las aberturas de las ventanas con persianas alicantinas exteriores que nos protegen del sol a la vez que permiten la ventilación cruzada tan necesaria en estas zonas del mediterráneo. Las alicantinas interiores también son de gran importancia ya que permiten conservar la privacidad visual sin impedir la circulación y renovación del aire de cada estancia.

A flat unused for 50 years, located in a corner building in the Ruzafa neighbourhood in Valencia. An obsolete and excessively fragmented distribution that deprived the flat of spatial quality and natural light. An opportunity.

The space is cleared, eliminating partitions, cladding and false ceilings in poor condition, leaving the original structure uncovered. At the entrance are the common areas through which the rest of the rooms are accessed. The use of the traditional alicantina shutter delimits the public area of the dwelling and, in addition to resolving the different alignments existing in the central space, provides flexibility and gives each space the necessary level of intimacy.

The colour white dominates, leaving the protagonist role to the spatial richness and the textures of the different materials. Wooden flooring runs throughout the house except for the wet areas, where the original hydraulic tiles have been recovered.

The south-west orientation of the main façade guarantees large thermal gains in winter. In summer, on the other hand, the window openings are protected with external alicantina blinds that protect us from the sun while allowing the cross ventilation that is so necessary in these Mediterranean areas. The interior alicantinas are also of great importance as they allow visual privacy to be preserved without impeding the circulation and renewal of the air in each room.
